KTV Group is the only company in Norway that offers such long-term agreements with a duration of up to 20 years. The first 20-year maintenance agreement was signed in 2012 and was with Yara Norway. Throughout the agreement period, we take responsibility for maintenance, so that the building mass always appears in the best possible way. Business management and quality and documentation management via BlueTag

Through our long-term agreements, customers get free access to the BlueTag documentation system.

In addition, KTV Group performs all administration with uploading job reports, photos, video, documents, FDV documentation and more.

A database is created with a history of everything that is necessary to document. This saves the board a lot of administration.

– In our customer survey, we get top marks from all customers for the system, and the time they save.

Customers get access to a separate website where you can see all of the history. The website is always available.

A very important part of the system is that all work we perform always consists of a report and photos. This is very useful if the board changes members or other questions from residents.

We also assist with non-conformance treatment and legal expertise.

Through this type of agreement, KTV Group is a partner that is there to help our customers with all the expertise we have. Everything to facilitate the work of the board.

BlueTag is designed to satisfy ISO 9001 (quality), ISO 14001 (environment), and OHSAS 18001 (HSE / Safety).

New technology

KTV Group has a long tradition of spending large sums of money on the development of new technology. This whether it is in oil, gas or real estate.

Based on developments in oil and gas, in 2012 we turned our focus to finding new methods in the real estate market.

We wanted to find new methods for cleaning buildings, but with less use of high pressure, and rather use nanocoating to protect the building’s surface treatment.

Over the years, KTV Group has spent 45 million on development, and this is something that benefits our customers.

KTV Group SelfCleaner

The SelfCleaner method enables facade washing without the use of high-pressure rinsing. KTV Group spent many years solving this challenge, and from 2015 it has been this method that is primarily used. Facades are foamed with SelfCleaner, and then the weather and wind clean them over a period of 3-4 weeks.

By avoiding high-pressure flushing, unnecessary wear and tear on facades when washing will be avoided.

The method is used annually on approximately 500,000 m2 of facades and is well-proven and well documented.

Drone for washing facades

KTV Group is in the process of developing a specially built drone to be used for washing facades. From before, the company has already developed robots that climb on steel, and that wash with 2000 bar pressure.

A drone is now being developed to be used for washing facades and roofs, on tall buildings and high-rise blocks. This is a resilient project with many challenges, but we have never been afraid to be out early. It was after the oil downturn that KTV Group saw the opportunities and shifted its development focus to real estate.

Our history

KTV Group was founded by founder Kennet Nilsen in 1992. At the start, it was only him and a high-pressure washer, and the first assignments were cleaning of facades and buildings.

But the entrepreneur quickly noticed one thing. After the buildings were washed clean, it took only 2 years before they again began to decay and look less good. At the same time, he understood that the owners could not afford to have their cleaning done every year.

Kennet is an entrepreneur and sees challenges in most things. He is what in good Norwegian is called the series founder, and he has throughout the ages started / been a co-starter of 8 companies in everything from maintenance to health.

The starting point is always; How do we really want it to be? And when it comes to real estate and building, the answer was and is: Always clean, neat and maintained.
The solution to manage this became clear in 2001. The challenge was to get customers to think about long-term agreements. So, only in 2009 came the first agreement and from then on everything would go much easier.

After receiving many agreements for facade cleaning and paint / surface treatment, in 2014 we expanded the agreements to also include caretaker services, green areas, daily cleaning and more.

This has been a great success and KTV Group now has over 520,000 m2 of property in such maintenance agreements! In the total agreement, we are with our customers every week, and can at an even earlier time see and improve small tasks.

The very gratifying feedback from our customers is that it has never looked so good before. At the same time, they can also follow directly the work that is carried out via the BlueTag system. There they see job reports and pictures from previously performed tasks and what is planned.

We like to say that we deliver the good old caretaker service. The service where the responsible caretaker must always ensure that the buildings are clean, neat and maintained.

The result for customers who have a maintenance agreement is, among other things, a value increase of 5-20%, a better living environment and significantly less work for the board.

Reference customer 20-year maintenance agreement

Løvåsen Borettslag, Bergen

Løvåsen Borettslag in Fyllingsdalen outside Bergen is one of the larger housing associations in Bergen. The five older blocks needed an exterior overhaul, at the same time as the housing association wanted a modernization. KTV Group was commissioned, and at the same time signed a 20-year maintenance agreement with the housing association.

If you look at before and after pictures, you see the major changes the housing association has undergone. Today, the housing association appears fresher and far more modern than before the renovation. The residents and the board are brilliantly satisfied and give us the best recommendations for the job done.

Engeviken condominium, Askøy

Beautiful Engeviken Condominium on Askøy outside Bergen, has entered into a 20-year maintenance agreement Total, where KTV Group is responsible for keeping the facades clean and maintained with surface treatment, green area, winter maintenance and caretaker services.

In the first year of the agreement, all buildings were washed down, the outdoor area was washed and surface treatment started. In 2020, all buildings will be upgraded to the highest maintenance standard, and will then be easier to maintain in the years ahead.

The agreement gives the customer predictability in relation to costs, and a significant reduction in the time the board must spend on administration.

Os Sjøfront No2, Os

The condominium Os Sjøfront No2 is located right next to Sjøfronten Os, which also has a 20-year maintenance agreement. Based on how the neighboring property has been maintained, Os Sjøfront No2 also decided to sign a 20-year maintenance agreement Total with KTV Group.

In this agreement, we are responsible for caretaker, weekly cleaning common areas, facade cleaning, surface treatment, green area, and winter maintenance.

In the first year of the agreement, all facades were washed and painted, and the outdoor area was reset.

Condominium Sjøfronten, Os

The condominium Sjøfronten on Os outside Bergen, signed a 20-year maintenance agreement on 4 blocks with a total of 86 apartments. The seafront is a new and really nice condominium, and the area is very attractive.

KTV Group is responsible for maintenance of exterior facades, green areas, daily cleaning, winter maintenance and caretaker services.

The condominium is very satisfied with predictability and security in terms of costs over the next 20 years. The maintenance agreement lasts until the year 2036.

In addition, KTV Group uses the real-time documentation system BlueTag, and here customers can follow all the work to be performed, via a separate website. This type of documentation is unique and very important, and not least a security for both parties.

Kyrresborg housing association, Bergen

Kyrresborg Borettslag in Sandviken has a 20-year maintenance agreement with KTV Group. The agreement also involves inspection and cleaning of ventilation systems.

The maintenance agreement means that KTV Group is responsible for the maintenance of facades and windows for the next 20 years, as well as ensuring good quality in the ventilation system.

Kyrresborg Borettslag is a relatively new (built in 2005/2006) and modern housing association consisting of 82 apartments spread over two buildings on seven floors.

Kyrresborg Borettslag should be praised for taking both facade maintenance and ventilation seriously.

Fløentoppen housing association, Bergen

Fløentoppen housing association has a 20-year agreement on surface treatment, facade cleaning, caretaker services, green area, daily cleaning and winter maintenance.

In the first year of the agreement, all facades and outdoor areas were washed down. Then the facades where needed were surface treated.

The patio and concrete edges of the patios were treated with nanocoating.
Caretaker / cleaner visits the place every week and performs maintenance.

The Housing association Bendixensvei 52, Bergen

The housing association Bendixensvei 52 in Bergen has entered into a 20-year agreement that includes facade cleaning, caretaker services, green space and winter maintenance.

In the first year of the agreement, the facades were washed, the outdoor area was washed down and the planting was cut and maintained.

The property also received assistance in connection with damage.

Løvåshagen housing association, Bergen

Now the board does not have to take a position on the maintenance of exterior facades, and we avoid unforeseen bills of millions, concludes chairman of the board Paal Andre Teistedal Myklebust in Løvåshagen housing association.

The board of the housing association signed a 20-year maintenance agreement with KTV Group.
The housing association was completed in 2008/2009 and has received a lot of attention, both locally and nationally, for the architectural design and energy-saving measures.

But even the most beautiful housing associations fall victim to weather and wind, and eventually decay. KTV Group will take care of this.

The housing association consists of 80 apartments in four houses.

Yara, Porsgrunn

Yara in Porsgrunn challenged us when they should have painted 2 large logos on Norway’s tallest prill tower, the 106 meter high landmark in Porsgrunn.

Professional access technicians (climbers) from KTV Group, were used to first wash the area, then install stencils and finally paint the logos.

Needless to say, it is challenging to both high pressure wash and paint at such heights, but with specially trained personnel we solved the task efficiently and without accidents.

The result was brilliant, and the customer was so satisfied that a 20-year maintenance agreement was signed with KTV Group.

Condominium Paradis, Bergen

The condominium Paradis signed a 20-year maintenance agreement for exterior facades, gutters and downspouts. The agreement applies to both washing and surface treatment throughout the agreement period.

The agreement gives the customer predictability in relation to costs and no administration in connection with implementation and follow-up during the agreement period.

During the agreement period, we will keep the building’s facades clean and maintained with surface treatment. Condition report is also prepared annually.

Bjerkelien housing association, Bergen

Bjerkelien housing association in Åsane outside Bergen, wanted help from a reliable partner for their maintenance needs.

KTV Group was commissioned, and at the same time signed a 20-year maintenance agreement with the housing association.

The agreement applies to maintenance of exterior facades, with washing and painting. KTV Group will also change some of the cladding in the housing association, in addition to performing painting and washing of all the facades.

Condominium Rieber Mohns vei 9, Bergen

Condominium Rieber Mohns Vei 8, first started as a customer on facade cleaning, but later wanted to sign a 20-year maintenance agreement. We find this very gratifying.

It is now KTV Group’s task and responsibility to maintain exterior facades for the next 20 years.

As for most of our long-term customers, the reason why the condominium chose to go for such a maintenance agreement on surface treatment is that the agreement provides security and predictability when it comes to costs.

HSC Eiendom AS, Askøy

HSC Eiendom AS on Askøy outside Bergen, wanted to enter into a long-term maintenance agreement, and KTV Group was elected.

A 20-year maintenance agreement was signed, which covers the entire area of HSC Eiendom on Hanøytangen, including total responsibility for facades, roofs, lawn mowing / green area, ventilation and plowing in winter.

These long-term total agreements on maintenance are very favorable for the owners, as the costs are distributed over the entire agreement period of 20 years. Predictability over the cost of maintenance in the coming years, provides a security the owners greatly appreciate.
